OUR sales team at Raywell Hall Country Lodge Park will ensure buying a luxury lodge is a hassle free experience, whether you are looking for that dream second home, or making an investment as a Furnished Holiday let.

Starting from as little as £140,000, all of our lodges are built to residential standards BS3632, and come with a minimum 10 year Gold shield warranty, so if you look after your lodge, it will last you a lifetime.

With a Luxury Lodge returning holiday rental income of 8% a year (before Tax), increasing numbers of people are choosing to invest in our lodges rather than in bricks and mortar. Extensive marketing of our park as part of Hoseasons’ exclusive Autograph range ensures we continue to achieve occupancy rates of over 90% (achieved 5 years running), ensuring its always a good time to invest.

Commonly asked questions over buying a luxury lodge

Q: What security of tenure will lodge owner's benefit from?
Raywell Lodges are sold with a 99-year holiday licence agreements.

Q: How long is the park open during the year?
The Park is open all year and operates under a 12 month Holiday Licence.

Our Lodges may be used for leisure and holiday purposes only.  Please note that we are not a Residential Park Home site and all owners must retain use of and provide details of their home address.    

Q: Can I design my own lodge layout?

Yes, you can have complete control to design your own lodge with our team of experts to guide you.

It can be customised to suit your taste, both inside and out, and whether you prefer an open plan design or individual rooms, we are here to help you design your perfect lodge.

Alternatively customers will be able to purchase recommended designs or choose from sited stock lodges ready for immediate occupation. Our collective group of approved manufacturers have a large range of standard layouts and lodge sizes which are constantly updated.

One of the many fun parts of the lodge purchase process is the time spent selecting your all inclusive furnishings.

From sofas to beds and wardrobes to curtains, all items are included in the overall price paid, and are yours to choose from a huge variety of offerings!

Q: Will there be any warranties with my lodge, if so what are they?

Q: What range of lodge sizes is available?
Lodges typically range from 30ft by 20ft (600 sq feet) to as large as 50ft by 20ft (1000  sq feet)

Q: How much should I budget for my lodge?
Ultimately this depends on the size and specification you choose. Typically prices range from £140,000 to £180,000.

Q: Please explain the annual site fee?

All parks have an annual charge. At Raywell the annual charge is £2,309 +VAT and includes:

  • Ground rent
  • Ground maintenance
  • Water and sewage rates
  • Refuse collections
  • Park administration
  • Communal electricity

Q: Once I have purchased the sited lodge, apart from the annual site fee, are there any other costs I need to consider?

You do not need to pay council tax but instead pay business rates at £446 per annum (VAT does not apply).  Apart from metered gas and electric, there are no other charges. 

Q: What security will there be on the lodge park?
Park management are on site seven days a week and there is restricted access control for lodge owners.  The park has on call security 24/7.

Q: Can I have broadband connected to my lodge and Sky TV?
Yes, all lodges are pre-cabled to take Sky and broadband, with Wi-Fi Internet connection also available throughout the park. There are no unsightly aerials on the park.
